Summerlin real estate is some of the priciest in the valley, and it’s one of the areas I’ve worked most over the years. It helps to know what you’re paying for.
What the premium gets you
Historically, Summerlin has cost more per square foot than other parts of Las Vegas. What you get for that is greenery, walking trails, parks and more. According to the developer, the community has more than 200 miles of trails, 30 regional parks, and multiple golf courses.
Red Rock at the back door
Summerlin backs up to Red Rock Canyon National Conservation Area, a 200,000-acre protected area with more than 2,000 climbing routes, hiking trails for all levels and a 13-mile scenic loop popular with cyclists and runners. The Strip is a short drive away.
Downtown Summerlin
A walkable core with shops, restaurants, cafes, fitness options and concerts on The Lawn.
Who runs the amenities
The Summerlin Council, around since 1997, owns and runs the community centers, pools, the tennis club and the major parks. It also plans community events and classes throughout the year.
Summerlin is not one place
It’s split into North, South and West Summerlin, plus Summerlin Centre. Each area has its own feel, so we narrow down by where you’d actually live, not just the name.
What it costs
As of August 2026, prices vary a lot:
- Entry-level attached homes start in the high $300Ks.
- Larger single-family homes run from the mid-$500Ks to the high $700Ks.
- Guard-gated villages like The Ridges and The Summit Club run well into the millions.

Check the details before you offer
Some Summerlin homes carry more than one HOA fee, and some also have an SID or LID assessment. The details change house to house, so I check them on every property before you write an offer.
