Green Valley Henderson Real Estate: A Buyer’s Guide

Green Valley Henderson real estate is one of the areas I’ve worked most over the years. It’s established and tree-lined, and the landscaping has had decades to grow in, which matters more than people expect in a desert.

Southern Nevada’s first master-planned community

Green Valley started in 1978, before Summerlin, on about 8,400 acres in the southeast part of the valley. It’s made up of smaller neighborhoods, including Green Valley South, which began construction around 1985, and Green Valley Ranch, which began in 1994.

Where it is

Green Valley covers ZIP codes 89074, 89014 and 89012, and Green Valley Ranch extends into 89052.

Walkable, with trails, parks and shopping

Green Valley is very walkable. It has trails, parks and convenient shopping close to many homes. Green Valley Ranch, in the heart of Green Valley, has a casino with a movie theater, plus multiple shops, restaurants and more. The District at Green Valley Ranch is the main shopping and dining area.

What it costs

As of August 2026, most single-family homes here run from the mid-$400Ks through the $700Ks. Seven Hills, Anthem Country Club and MacDonald Highlands climb well beyond that. For what your budget buys on a specific street, call me.

What to check before you offer

  • Kitec plumbing. Some Green Valley homes were part of the Kitec plumbing lawsuit. Ask what type of plumbing the home has, and have it checked thoroughly during your inspection.
  • HVAC. Many homes here were built from the 1980s through the 2000s. Ask the age of the HVAC system on every house, and put it near the top of your inspection list.
  • HOA fees. Some streets have a master HOA plus a separate sub-community fee. Ask for the total monthly amount in writing, before your due diligence period ends.
  • Assessments. Some homes can carry an LID assessment, which is what the City of Henderson calls them. I check this on every property before you write an offer.
